You can now create Google Ads with your Listings-to-Leads account. The supported Landing Pages for Google ads are: Property Valuation Plus, New Construction, Downpayment Assistance.
To do so please check the steps below
1. Go to Ads
2. Click on 'Create Google Ad' > Create Landing Page Ad
3. Select the Landing page you want to create the ad for.
4. Click on 'Create Ad'
5. In target you can select three different options:
- Presence & Interests: reach people in, regularly in, or who’ve shown interest in, your targeted locations (Recommended)
- Presence: show your ads to people who are likely to be located, or regularly located in the locations targeted.
- Interests: show your ads to anyone searching on Google for your targeted location
6. Location allows you to enter a country or city.
7. Links, for a Google listing ad you are able to select the link you are trying to get the lead to, it can be your Landing Page or you can use a link from the listing or you can use an IDX link you create with a specific search.
8. Daily Budget, the average amount of money set for the ad.
9. Select the Start and End date, this is the period of time the ad will be active for.
10. Click on 'Publish'
You also have the 'Advanced Options' section for your Google Ads, this will allow you to modify some settings for your ad. Check below for more information:
1. Make sure the switch for 'Advanced Options' is turned ON
2. There are keywords already added for you, they help control the word searches that trigger the ad.
3. Audience allows you to select between targeting or observation. For a detailed explanation click here.
- Targeting: tells your google ads who you would like to reach or where you would like for your ad to show on the internet. It narrows your audience.
- Observation: it doesn't restrict the reach of the ad, it also allows you to check how the ad is performing. (Recommended)
4. In the Headline is important for you to include words that the lead has entered in their search, you have a limit of 30 characters for each headline. We have some headlines automatically created for you, please know you can modify them and you can also have up to seven headlines for your ad.
You can pin a position for the headline, this defines where the headline will appear in your ads and the headline will only be shown in the position you specified. You can pin them in three different positions or position them in any position (recommended):
- A) Position 1
- B) Position 2
- C) Position 3
5. Descriptions allow you to add details for what you are offering, the limit of characters is 90. We create three descriptions automatically for you, you can always edit them. You can have up to four descriptions for your ad.
6. You can add Sitelink Extensions to your ad, they will take the lead to a specific URL you set up when adding them. You can add a new one or add a default Sitelink extension from Listings-to-Leads.
7. By default we have some Sitelinks Extensions for you, to enable them just click on the switch next to the extensions.
8. You can select your bidding strategy, you have two options: Clicks or Conversion
9. You can also turn ON the option to set a maximum cost-per-click bid if needed.
