What do you say to SELLER leads if you get them on the phone?
This script is a classic. If you are doing Facebook Lead Ads with Listings-to-Leads, your seller leads will have a name, email, phone number, and selling time frames at a minimum and may include the home address.

ALSO, have a list of current homes for sale in the neighborhood (you should have this anyway!)
IN YOUR OWN WORDS...
Call the seller lead and say:
Hi, I see that you "inquired about your home value" / "are thinking about selling your home".
I have your address as {street) in (city) is that correct?
Ok, awesome. I show here it's XXXX sqft, built in XXXX, is that right?
For the next part, it is 99.99% that you or another agent in your office has a buyer looking in this neighborhood...
If not, do not use it.
This is in XXX neighborhood correct? I (or an agent here) have a (potential) buyer looking for a home in this neighborhood, do you know if any of your neighbors are looking to sell?
If there are current homes for sale in the neighborhood, be ready to comment why your buyers are not buying them. Price, condition, style, location, whatever. They just need to know your buyers have not found their perfect home yet.
LET THEM ANSWER. Based on their answer...
If they say know a neighbor who is thinking about selling, ask for the address first and then their name and phone number and thank them for their time and referral.
Or...
Oh Wow... you are willing to sell / would consider selling? When would be a good time to come by for 5 minutes and take a look at your home?
